Before any property transaction is finalised, we trace the full ownership history of the property, going back a minimum of thirty years through Gujarat's layered revenue record system. This means examining the 7/12 Extract (Satbara Utara), the 8-A account of rights, the Hakkpatra recording the original basis of rights and the original grant or settlement, and the mutation registers (Ferfar) that record every change of ownership since the records were first created. We cross-reference these with the sub-registrar's registered document index to identify every instrument that has affected the property within the search period, including sale deeds, gift deeds, mortgage deeds, court decrees, and family settlements.

For agricultural land, we also examine any restrictions on its transfer: whether it is classified as tribal land requiring Collector permission, whether a tenancy claim exists under the Gujarat Tenancy and Agricultural Lands Act, whether the land has been notified or acquired for a government purpose, and whether any condition attached to an original government grant remains unsatisfied. Any of these restrictions can fundamentally affect whether the property can be safely purchased or developed.

The 7/12 Extract is the most fundamental land record in Gujarat, and its accuracy is the foundation of every sound property transaction and revenue proceeding.

NA Permission and CLU
