A developer may have mortgaged project land to a bank without disclosing it to buyers. A sale agreement may be missing the protections you need if the other party does not perform. The most important step in any property purchase is establishing whether the seller actually has a clean, unencumbered, and transferable title to what they are selling. We trace ownership back at least thirty years through Gujarat's layered revenue record system, covering the 7/12 Extract (Satbara Utara), the 8-A account of rights, Village Form VI (Hakkpatra), and the mutation registers at the taluka level. We cross-reference these records with the sub-registrar's registered document index to identify every instrument that has affected the property within the search period, including sale deeds, gift deeds, mortgages, court decrees, and family settlements.

We also search District Court and High Court records for attachment orders, injunctions, and lis pendens notices that could restrict the property's transfer. We search CERSAI for registered mortgage charges. For properties within a housing project, we verify RERA registration and examine whether the developer has mortgaged the project land to a lender, because such a mortgage, without adequate RERA disclosure, creates a title risk for every allottee in the project.

You receive a Title Report that clearly states whether the title is marketable, identifies every issue found, and tells you specifically what must be resolved before the transaction can safely go ahead.

We produce detailed Title Verification Reports tracing the complete ownership history of a property, identifying every encumbrance and legal issue, and delivering a clear opinion on whether the title is marketable. For large land parcels with multiple survey numbers and ownership chains, we produce consolidated reports suitable for submission to banks and institutional investors.

RERA Compliance

We provide complete RERA compliance services to developers: project registration, escrow account management, quarterly progress reporting to the Authority, and responses to RERA notices. For allottees, we file and argue complaints for builder delays, specification defects, and misrepresentation before the Gujarat RERA Authority and the Appellate Tribunal.

Conveyancing

Every property document we prepare is tailored to the specific transaction, the property, the parties, the commercial arrangement, and the applicable stamp duty. We manage the complete process from drafting through to registration, including stamp duty assessment and sub-registrar coordination, and we deliver a full set of executed documents and receipts at completion.
